Process: As in most purchases in Spain, land purchase is virtually the same process.
Building permissions and licenses: (advice)
This can be complicated and should only be carried out by your appointed lawyer and Architect, use only Spanish lawyer and Spanish based architect. If you intend to design your home and draw your own plans you will still need to have a Spanish registered architect propose them for you. (which in many cases is hardly any cheaper than the whole job).
An average architects fee and building license is around 15,000euros combined, you must remember to add this to your construction costs as runlike us most companies rarely includ it in the quote. Always ask for a total build price to include all fees!! (we will always give you the build price and the overall costs to include everything)
If you are concerned about the plot being the correct size, area, or type of plot, we can insert a money back contract clause. Anything which is of concern to you regarding purchasing the plot can be inserted into the contract entitling you to your money back if these conditions/clauses are not met.
Basically any doubt to the legality, size or possibility of building what you want, where you want can and has in the past, been inserted as a money back clause. I think we are the only agent to offer this service to our clients, gained from numerous sales and the trust gained between ourselves and the local community and land owners.
We realise from our own early experiences what a worry it is to hand over any sum of money when you have a few niggling doubts as to whether you will end up with your dream home or an expensive headache hence we offer this service to alleviate these worries.
Remember you need at least 10,000m2 of land to build a new villa in the Spanish countryside and always ALWAYS use a lawyer to check out all paperwork!! (We can offer our own in house lawyer if required or you are free to use any lawyer of your choice, we prefer you use an independant lawyer where possible). All inland plots/land for building your dream home will not be sold with any permissions or building license (except in very rare circumstances) It is up to the buyer to gain permissions and licenses (This is not our policy it is just the way it is in Spain, except on some Urbanization).
