Check in services
At this stage we will attend the property to meet the tenant on the commencement date of the tenancy. We then make sure there are no doubts as to the condition of the property and contents and the consequences of any damage caused.
  • Take utility readings
  • We will then run through the inventory with the tennant
  • A copy inventory report will be given to the tennant for signing. This will include: DVD, pdf version and paper report with photographic evidence.
  • Once the tennant has agreed the report is accurate and signed the report we will hand over the keys.

Interim inspection
This is an inspection of the property during the period of a tenancy to report to a landlord on the tenant's general compliance with the terms of the tenancy contract with particular regard to cleanliness, neglect, defects, repairs required and health and safety issues together with conclusions and recommendations.
  • Approximately midway into the term (usually 4-6 months) we will visit the property to make an interim report.
  • Check the general condition of the property
  • Check for damage or missuse and compare present condition against the original inventory
  • We will record any issues with photographoic and video evidence if necessary and send a report signed by the tennant to the landlord and give a copy to the tennant.

Check out services
At the termination of the tenancy we will attend the property with the tennant (if possible) and the original inventory and prepare a comparison report highlighting any discrepancies.

  • Check all final utility readings
  • Highlite any discrepancies from the original inventory and take video and photographoc evidence of any such discrepancies.
  • Make the tennant aware of any such discrepancies
  • Check appliances, kitchen and bathroom fixtures and fittings
  • We will assign liability for any damages to either tenants or the landlord (maintenance) or to fair wear and tear
  • Supply the landlord with a signed copy of the full "check out" report with highlighted discrepancies and the tennants forwarding address where possible.
